From search to keys

How renting with us works

Four simple stages take you from registering your requirements to moving in.

    Find

    Register your requirements and we match you to suitable homes from our managed portfolio - often before they're advertised anywhere else.

  2. 02

    View

    We arrange viewings at times that suit you, in person or by video, and answer every question about the home and the area.

  3. 03

    Reference & sign

    Once you've chosen a home, we run referencing, take a holding deposit and prepare your occupation contract ready to sign.

  4. 04

    Move in

    Collect your keys, get your written statement of the contract, and settle in with a managing agent who's there for the whole term.

Renting in Wales

What to expect as a contract-holder

Renting in Wales has its own rules, designed to protect you. Here's what the law guarantees when you rent a home through Arthur & Hamilton.

An occupation contract, in writing

Renting in Wales is governed by the Renting Homes (Wales) Act 2016. You're a contract-holder on a standard contract - and you must receive a written statement of that occupation contract within 14 days of moving in.

A home fit to live in

Your home must meet the Fitness for Human Habitation standard, including mains-wired interlinked smoke alarms on every storey and carbon monoxide alarms by any fuel-burning appliances.

Safety checks kept up to date

An electrical safety report (EICR) is carried out at least every five years, and where there's gas an annual gas safety check is completed by a qualified engineer.

A registered, licensed landlord

Every landlord and agent must be registered and licensed with Rent Smart Wales - so you always know who is responsible for your home.

No surprise fees

Most fees are banned under the Renting Homes (Fees etc.)(Wales) Act 2019. Only permitted payments apply - rent, a security deposit, a holding deposit capped at one week's rent, and any default payments.

Your deposit protected

Any security deposit you pay is protected in a government-approved deposit scheme within 30 days, so it's safeguarded for the duration of your contract.
